The Backstory
On paper, it seemed an impossible deal to get done. But my seller, who’d purchased just 3 years prior, and at the top of the market for that home type and location, had just returned from an overseas relocaiton, and was now moving to the west coast. He needed to sell to buy again, so, I had to make it happen. But how? The numbers didn’t work. Not only had the market changed drastically is his purchase, he’d spent over $80k on a post-purchase renovation.. He was almost immediately transferred,so instead of living in the home, he leased it. Three years and two tenants later, it was no longer in that pristine ‘just renovated’ condition.

The Strategy
After studying neighborhood data + demographics and evaluating the property, we shifted the listing to a higher value tier by converting an open space on the 2nd floor landing to a 3rd bedroom, at minimal cost. We negotiated beneficial rates for additional key improvements to add value and elevate presentation. These adjustments allowed us to list at the top of the 3 bedroom CMA value range. I secured a ‘Washingtonian Top 3 Open Houses’ feature and other marketing placements to boost traffic the first weekend on market. I managed the pre-offer process so that it generated multiple offers within 48 hours of the open house, and negotiated to achieve the best terms for the seller. Under contract on the fourth day. When the appraiser balked at the 3 bedroom designation and associated value, I was armed with Fannie Mae guidelines, DC code for legal bedrooms, exact measurements and a list of the attributes that justified it. Appraised at value!
Cooperative Compensation
We elected not to offer buyer broker compensation. Instead, buyers were invited to structure offers in a way that worked for them, keeping the multiple offer scenario in mind. Thus, the seller was able to save on closing costs and realize a greater net profit.
The Win
Multiple offers in four days on market. Under contract on 5th day at escalated price. Closed in 2.5 weeks at a profit.
