Developers will raze the existing building at 300 8th Street NE to build a new condominium offering 40 one and two bedroom units. Amenities will include an 18 space underground parking garage, 14 bicycle storage spaces and a communal roof deck. Two-thirds of the units will be two bedroom floor plans, some with balconies. The penthouse unit will feature a private roof deck. The project is designed to look like two separate structures: a larger building with a four-story plus penthouse façade and center entrance fronting 8th Street in a ‘late 19th century public school building’ style, and a three story building on the corner. The larger building is clad in a light-toned or painted brick with large paired, multi-light double hung windows. The smaller, 1870s Italianate-style building is clad in red brick with two-over-two windows adorned with a bracketed wood cornice and panelized wood projecting bays. The juxtaposition of two differing styles is meant to break up the visual mass of the project and the step down in height at the corner better blends with two-story houses on C Street.
