Location

Adora is located in the center of Wiltberger Street, bordered by 6th Street to the east, 7th Street to the west, T Street to the north and S Street to the south. It sits opposite and diagonally to the Howard Theatre and one block from the Shaw-Howard University Metro station in the Shaw, Washington DC.

The Adora Project Details


The Adora’s is a conversion of and addition to the historic bakery building at 1827 Wiltberger to create a mixed-use retail, office and residential project. The existing bakery building will become retail space on the street and below-grade levels, office space will occupy the second and third levels, and nine two-bedroom, luxury condominium units totaling 15,000 square feet will comprise the new fourth and penthouse levels. Six residences will be built on the fourth floor and three on the penthouse level. Nine surface parking spaces will be available. The building is expected to offer bike storage, common and private outdoor spaces.

The 2 story brick warehouse was most recently used as a distribution warehouse for food and vending machines. The project is located just a few feet from The Shaw at Ellington Plaza at 608-618 T Street. The two developments largely transform the short block.

Due to the property’s historic and landmark designations, developers must adjust their plans for concept, alteration and addition to the building. The Board found the concept for alterations and additional floors being added to be compatible with the character of this industrial complex of buildings, but asked that the color, window-to-wall proportions, and top floor of the new construction element at the corner continue to be studied, that the detailing of the additional floors continue to be simplified, that the storefront detailing be further developed, and that a preservation treatment plan for the historic building be developed.

HISTORIC DESIGNATION HEARING

Holzbeierlein Bakery, 1815-1827 Wiltberger St., NW, Case 16-03.
The Historic Preservation Review Board designated the Holzbeierlein Bakery complex at 1815- 1827 Wiltberger Street NW a historic landmark to be entered into the D.C. Inventory of Historic Sites, and recommended forwarding the nomination to the National Register of Historic Places for listing at the local level of significance with a Period of Significance 1891-1930. The project was also granted landmark status.

The Adora condominiums are expected to incorporate modern fixtures and finishes with original architectural and structural elements such as late 1800's brick, wood floors and structural beams, per plan.

Developers are converting and expanding the warehouse to create a four story + penthouse mixed-use building. The project will preserve and rehabilitate the existing building and include the addition of two floors and the penthouse level above the existing building. The basement level will house retail space, while the first floor will house prime retail space, nine parking spaces, and a loading dock area. Second and third floors will be designed for office space. The fourth floor and penthouse will offer nine residential units. The total project will contain approximately 40,751 square feet of office and retail space and approximately 15,243 square feet of residential.
