Location
Central Armature is bordered by Florida Avenue to the northeast. 3rd Street to the east, M Street to the south, Delaware Avenue and Metropolitan Branch Trail and rail lines to the west in the NoMA neighborhood of Washington DC.
Central Armature Project Details
Central Armature will be a mix of 170 condominiums and 465 apartment units. The James Hotel will offer 204 hotel rooms, a rooftop bar and ground level restaurant. Also incorporated into the project are 50k square feet of retail space and over 300 parking spaces, along with a plaza facing M Street. Residential units will he housed in two towers. The project includes public space in the form of a 6,680 SF plaza on M Street complimented by a water feature and art installations. The developer is considering a bikeshare and rooftop lounge.
North Building
The north building is expected to deliver as rental apartments. It will offer 430 to 450 rental units with ground floor and terrace level/underground retail and an exterior façade of brick and glass. North Building will offer outdoor space including a multi-purpose lawn, seating area, bar and video screen.

South Building
Central Armature's south building will offer 200 for-sale condominium units and feature a lawn with bar and grilling stations and a gantry crane water feature with suspended seating pods above the water feature, a nod to the site’s original use. The South Building façade will be constructed of glass and metal panel. A boutique hotel will occupy Building Three. All three buildings will offer rooftop amenities, including a small pool, seating area and bar for the hotel, lounge bar, seating and grilling area and bar for the South Building, and large pool and outdoor amenity terrace for the North Building. Retail will line M, 3rd and Florida. Parking will border railroad tracks.
Central Armature Affordable Units
Central Armature Affordable Unit Allotment & Distribution: Developer will reserve 8% of the residential GFA as affordable housing. At least 30% of this will be set aside for households with annual income of up to 50% AMI and the remainder for households with income up to 80% of AMI. The units reserved for up to 50% AMI will be located in the North Building if the South Building is delivered as condominiums.
