A NEW NEIGHBORHOOD FOR AMAZON HQ

National Landing is situated between Crystal City, Pentagon City (Arlington) and Potomac Yard (Alexandria), with 17 million+ square feet of existing office space, 24,000 affordable housing units within two miles of the future HQ2 building, and more than 150 acres of developable land.

The state of Virginia has committed to an investment of $195M in infrastructure in National Landing, including improvements to the existing Crystal City and Potomac Yards Metro stations, and improvements to safety and accessibility, as well as a pedestrian crossing for Route over a ten year period.

Arlington agreed to $28M in on-site infrastructure and open spaces creation at National Landing. The figure is based on 12% of future property tax revenues from the Tax Increment Financing district. Crystal City will be redeveloped to offer approximately 130k square feet of retail, dining and entertainment space, including a specialty grocer (think Whole Foods or Yes! Organic Market), and movie theatre.

Amazon pledged to bring over 3500 new households to the area and over 25,000 high-paying jobs over in 12 years of its construction.

THE AMAZON ZONE

Amazon entered Arlington County with 88,000 square feet of leased office space at 241 18th St. S, 191,000 square feet at 1800 S. Bell St. and 47,512 square feet at 2345 Crystal Drive in 2019. These leases phase out as Amazon develops sites it purchased at JBG Smith’s PenPlace and portions of Metropolitan Park at 15th and Jefferson Davis Hwy. in Pentagon City, which will become its permanent home.

Amazon planned to fill 258,000 ft2. of office space at 1770 Crystal Drive by the end of 2020 and potentially some additional space at 1010 Wilson Blvd.

JBG Smith planned to create new retail space in Crystal City, and redevelop the space Amazon vacated at 1800 S. Bell and 241 18th St. at 1800 S. Bell.
