Girard Street Green, at 2800 Sherman Avenue, is situated on the southeast corner of Girard and Sherman, with Sherman Avenue to the east, Girard Street to the south, and Harvard Street to the north. The project is located in the Columbia Heights neighborhood of Washington D.C.
Girard Street Green Project Details
Offered at Girard Street Green are 10 rowhouse-style structures, each housing two condos with 2-story, 2 bedroom 2.5 bath floor plans. Six of the new lots face Girard Street and four face Sherman Avenue. Fifteen compact parking spaces are available for purchase, to be accessed from the public alley. The parking spaces are grouped on the west side of the project. Shared outdoor spaces include BBQ grills, seating and a private dog run. The project replaces a one-story garage, alleyway and two-story structure used most recently as headquarters for Foote Plumbing & Heating company, and surface parking. Existing buildings were razed to make way for the new development. The property’s history includes a number of commercial and industrial uses, including as a gas station. This requires developers to remediate petroleum contamination by over-digging 10 to 12 feet in some locations of the site and bring in clean fill.

Based on concerns cited by neighbors and OP, the developer submitted an updated plan reducing the scope of the project from 11 units to 10, and slightly revised the site layout.
Girard Street Green Design Details
Ranging in size from 1100 square feet to 1500 square feet, the units will feature main level open floor plans with living area, kitchen, dining area and powder rooms. Upstairs, master and guest suites with walk-in closets and private outdoor space (per plan). Select units will include free-standing designer soaking tubs. Upper level homes will feature a roof deck while lower level homes include a private terrace with chandelier, outdoor gas fireplace and half bath access.
