Penn 11 is a new mixed-use residential and retail project in the heart of Capitol Hill. Penn 11 will offer 34 new one bedroom + den, two bedroom, and two bedroom + den luxury residences ranging in size from 657 to 1483 square feet, along with ground floor retail space. Developers plan 35 underground parking spaces for the project. Amenities include a rooftop deck with lounge and grilling station, 35 secure parking spaces, storage and bike storage and concierge. Additional services may include a doorman, laundry service, dog walking and porter.

Rebuilding a piece of history
1101 Pennsylvania Avenue housed Capitol Hill institution Frager’s Hardware until 2013, when a fire gutted the building. The new 85,101-square foot redevelopment of the site will include stabilization of the historic façades and construction of the new residential building with 8.500 square feet of street-level retail space. Frager’s Hardware will return, occupying its original position, with an outdoor garden center. A 2014 redevelopment deal with Roadside Development did not come to fruition and the current development team purchased the site in 2015, granting Frager’s a 25 year lease for their former location. In 2017, John Weintraub, who has owned the century-old Frager’s since 1975, contracted to sell to AFCHS (A Few Cool Hardware Stores), which also owns Logan Hardware and is part of the Ace Hardware Cooperative.
