Project Details


After garnering all the required approvals, this long-stalled project is in limbo and the building is for sale. Planned was a 37 unit condominium at 1341 14th, designed to offer a mix of studio, one and two bedroom units and incorporate the iconic barrel doorway. Developers planned to combine the existing liquor store with a newly-constructed 7 story structure in order to accommodate 33,300 square feet of residential and retail space along with a 3,250 square foot cellar under the eastern portion of the building. The ground floor was to provide 2,720 square feet of retail space, a residential lobby and four parking spaces. Floors 2 through 7 house the 37 residential units and a single penthouse residence with private outdoor space along with a small, common rooftop terrace for building residents on the top floor was included in the design. The majority of retail spaces front 14th Street, while the condominium entrance is located on Rhode Island Avenue. In early 2017, the project developer requested BZA variances for an alley entrance, elevator hatch on the roof and guardrails.

Unit interior design details are not yet available for this project.

Initial plans for 1341 14th Street called for retention of the Barrel House building’s distinctive 1945 façade and neon sign, though the “Liquor” sign will be removed. The storefront is to be restored based on historic drawings and photographs. A new 7 story building will be constructed above and behind the original structure.  Upper floors of the project will be set back at upper floors to integrate the new  building with its existing neighbors.  On Rhode Island Avenue, the building would be six stories high with a projecting metal and glass bay set into a brick projection. The seventh floor would be set back 5′ from the street. On 14th Street, the building would be four stories on top of the existing building, faced with a metal and glass bay set into a masonry wall. The sixth and seventh floors would be set back about 15′ from the street. A penthouse level would have setbacks on all sides. The building would be clad in two colors of brick, darker on the six-story main mass and lighter on the seventh story. The penthouse would be clad with metal panels with wood or a wood-like  product used as accent panels.
