“Friendship” to AU

American University Park has evolved from a 3,124 acre tract named “Friendship” to stalled subdivision and finally an upscale, family-friendly neighborhood. Congress chartered the American University in late 1892, but funding it took thirty years and it wasn’t dedicated until 1914.

American University Park features architectural styles that include Colonial, Craftsman, and Tudor Revival. The Burrows farmhouse, located near what is today the corner of 45th and Ellicott, survived all the subdivisions and commercial development, and in 1924 was relocated to 4624 Verplanck Street, where it sits today. Other surviving farmhouses are 4716 48th Street and 4308 46th Street.

    Families, students, and long-time residents share the quiet, tree-lined streets of this DC urbanburb primarily comprised of pricey single family homes and Turtle Park. The American University Welcome Center and the Katzen Arts Center anchor the neighborhood’s sw border, while the majority of the university’s buildings lie across its borders in Spring Valley, Tenleytown and Wesley Heights.

With the exception of CityLine at Tenley condominium, housing in AU Park, Wesley Heights and Spring Valley is not well-suited for students, who should look to nearby Tenleytown, Friendship Heights, Cathedral Heights, Cleveland Park and McLean Gardens unless investment in a detached single family home to share with other students is contemplated.

American University Park housing stock is primarily comprised of expensive single family homes, with few options for university students, save the CityLine at Tenley condominium. Satellite neighborhoods are the best choice for College Condos & rowhouses. With two Metro stations, major retail  and transportation lines nearby, the neighborhoods of Tenley, Friendship Heights, Cathedral Heights, McLean Gardens and Cleveland Park are recommended, however purchase of an AU Park home as a long-term ‘shared’ rental for students has good investment potential. The average apartment rent for a studio to 2 bedroom unit at City Ridge is $2,340 – $9834 per month, and $8,467 to $10,120. per month for a 3 bedroom apartment.
