October 2018 DC Condo & CoOp Update

[/vc_custom_heading][vc_column_text]Median sold price for Condo & CoOps during the month of October was $465,000. This represents an increase of 9.7% over September and 5.9% from this time last year. There was a 15.8% month over month decrease in new contract activity with 320 New Pending Sales; a 16% MoM decrease in All Pending Sales (new contracts + contracts carried over from September) to 408; and a 7.3% increase in supply to 943 active units.

This activity resulted in a Contract Ratio of 0.43 pendings per active listing, down from 0.55 in September and a decrease from 0.62 in October 2017. The Contract Ratio is 31% lower than the 5-year October average of 0.62. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller’s favor. October 2018 DC Detached Single Family Homes Update

[/vc_custom_heading][vc_column_text]The median DC sold price for detached single family homes during the month of October was $826,000. This was an increase of 13.2% compared to September and a decrease of 0.4% from the same time period in 2017. There was a 2.3% month over month increase in new contract activity with 135 New Pendings; a 2.5% MoM increase in All Pendings (new contracts + contracts carried over from September) to 204; and a 17.5% increase in supply to 322 active units.

This activity resulted in a Contract Ratio of 0.63 pendings per active listing, down from 0.73 in September and a decrease from 0.67 in October 2017. The Contract Ratio is 16% lower than the 5-year October average of 0.75. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller’s favor.
