400 Florida will offer 110 residential units in a glass and steel tower, which may deliver as condominiums but are expected to deliver as for-lease apartments. The project also includes a boutique, 155 room hotel in a contrasting tower of brick and concrete. Of the residential units, 96 will be market-rate, 7 units will be IZ rentals at up to 50% AMI and 7 will be IZ at up to 80% AMI. Residential amenities include concierge, a green roof, LEED Gold certification, an electric charging station, carsharing spaces, and bicycle parking facilities.
