The Bower Project Details

138 luxury condominiums

In addition to studio, one, two and three bedroom living spaces, The Bower offers two levels of underground parking, a penthouse lounge and approximately 13,ooo square feet of ground floor retail. Floor plans range from studios to penthouse units with terraces. The Bower is the Navy Yard’s first new condominium and robust sales for the project proves that the location is very appealing to buyers. Residential Navy Yard development began during the real estate boom of the late 1990’s through early 2000’s, then halted abruptly during the market downturn. In 2012, however, many projects were revised or renewed and the Navy Yard and Yards Park have undergone a rapid transformation over the past 5 years. Forest City’s 48-acre The Yards development plan includes over 3,375 apartments, 1.8M square feet of office space and 400,000 square feet of retail over the next 18 years. The Navy Yard is on track to be one of DC’s most densely populated neighborhoods. More than 15,00 residents are predicted to move into Capitol Riverfront neighborhoods by 2020. It is DC’s fastest-growing area. At full build-out, the Capitol Riverfront will deliver nearly 40 million square feet of residential, office space, hospitality and retail and four parks. This area is expected to continue its expansion and the probability is that more condominium projects will go under construction during the next decade. In addition to The Bower on the northern portion of Parcel O-1, Forest City Washington is building a  double tower, 190-unit rental apartment building with approximately 6,000 square feet of ground floor retail at the southern portion of site. Water Street was extended eastward to connect with 5th Street, which was rebuilt. The Arris apartments, a 327 unit rental property on Parcel N is a mixed-use project that includes retail tenants Chloe restaurant, Philz Coffee, The Shilling Canning Company restaurant, Juice Laundry and Conte Bikes, among others.

The Bower Design Details

The Bower is a brick and glass, contemporary building.

Design elements give a nod to the historic Yards neighborhood with materials, colors and textures that integrate modernity with manufacturing elements for an industrial chic aesthetic. The lobby includes a floor-to-ceiling glass panel combined with an illuminated woodland-scene, creating a simulated window into nature spanning the length of the entrance. The Bower’s penthouse lounge will be an open loft accented with expansive windows and a reflective screen on adjoining walls. A grand stone-clad fireplace, textured golden ceiling, wood paneled floors, and neutral finishes allow for industrial comforts to continue throughout. Unit finishes include 9 to 10 foot ceilings and window walls, Bosch appliances, wide plank hardwood floors and Italian cabinetry. Features include approx. 9′ ceilings, wide-plank hardwood floors, Mecho shades, private balconies per plan, Bosch electric appliances, Italian cabinetry, soft-close drawers, under-cabinet lighting and floor-to-ceiling glass. Building amenities include a rooftop residents’ lounge with wet bar & wine storage, a rooftop residents’ terrace, a fitness studio and 24/7 concierge.

New Condos & Towns

Buying new construction isn’t the same as purchasing a resale home. The contracts, process and rules differ. That’s why it’s important to work with an agent experienced in development. The Isaacs Team offers a combined 16 year background in new construction and the strategies that go with it.

Buyer Representation

In the aggressive DC real estate market, buyers benefit by working with agents who employ specialized systems & strategies that position them for success. The Isaacs Team doesn’t view your transaction through the listing agent’s lens. Instead, we’ve developed a ‘buyer first’ process just for you!
