1800 Columbia is a wedge-shaped parcel situated at the intersection of Columbia Road and 18th Street NW, bordered by Calvert Street to the north and Kalorama Rd to the south,  adjacent to the Kalorama Recreation Center, approximately 6 blocks SE of the Woodley Park Metro Station.

1800 Columbia is the redevelopment of Suntrust Plaza into a new mixed-use building offering 52 to 60 new condos above roughly 8400 square feet of ground-floor retail and 32 underground parking spaces. Penthouse residences are expected to be duplexes, with living space on the 6th and 7th floors along with 7th floor private roof decks. Condominium amenities shown are a compact common roof deck(s) on the 5th and possibly 6th floor(s) and bicycle storage. The retail development will offer space for 1 to 2 tenants, possibly with outdoor cafe seating.

Community Engagement


DCOZ, ANC, HPRB, BZA and associated documentation for the 1800 Columbia project.

A revised design sets the project back further from the intersection of 18th Street, Adams Mill Road, and Columbia Road in order to maintain a pedestrian plaza at the intersection.  HPRB approved the project with the proviso that developers continue to refine the design, which detractors have termed “lackluster.”  There has been consistent neighborhood opposition to the project cumulating in a threatened lawsuit against developers with the goal of preserving the existing public plaza space. A ‘Save The Adams Morgan Farmer’s Market’ group has obtained pro bono legal representation which alleges that the market space is public property by means of an ‘easement by public dedication.’

1800 Columbia Design Details


Unit interior design details are not yet available for this project.

Revised plans for 1800 Columbia illustrate the largest private balconies on the second to fourth floors facing the alleyway, curved balconies facing Columbia Rd and small balconies facing 18th Street. A compact common roof deck is shown on the 5th floor. The Penthouse plan offers 11 units of varying sizes with private roof decks abutting a vegetation border. The largest roof decks are positioned along the corners of the triangular-shaped building.
